Architecture rooted in place.
Designed, managed,
and brought to life.
A home that makes
room for you.
Across our private commissions and residential collections, one belief guides everything: a home should make life feel better. Arriving somewhere entirely your own. Slowing down without having to try. Luxury begins here, not with materials or a list of features, but with how a home lets you live.
Privacy first.
We plan entrances, sightlines and walls before rooms. A home should let you be unseen when you want to be, and open when you don't.
02Wellbeing, built into the day.
Morning light where you wake. Air moving through the rooms. Shade at noon, water close by, space to move. Wellbeing starts in the plan, long before a spa.
Rooted in its place.
Balinese craft, local stone and timber, the landscape and the rhythm of the island shape each home. The result feels unfamiliar at first, then entirely like home.
04A retreat, for years.
The calm of a beautiful home usually fades. Things wear, details slip, attention moves on. We design and build so it lasts. At Falkenstein Residences, a dedicated team keeps it that way.
Your home.
Fully serviced.
Residences with wellness at their core. Architecture that invites you to rest, and a service that makes sure everything else gets done. Cliffside, our first collection, is in design in Uluwatu: generous private villas with their own gardens, around a residents' clubhouse with a spa, a restaurant and space to host your guests and friends. Arrive to a home that's ready for whatever you've planned, whether that's an early surf, a massage at home or dinner for twelve.
When you’re away, open the calendar for guest stays and let our team take care of the rest. Optional rental management is planned around your own time at home, giving your residence the potential to earn an income while you enjoy the freedom of owning it.
